Originally a Buy To Let, this property underwent a £28,000 conversion over 6 weeks on works including garage conversion to bedroom and shower room, full rewire, full re-plumb, room reconfiguration, full cosmetic updates and instalment of HMO health and safety requirements.
The property achieved 19% capital growth in 12 months (based on bricks and mortar valuation alone) and returns 26% ROI, cash-flowing over £800pcm.

This renovation was designed to create a welcoming co-living space with minimum reconfiguration costs as a future-proof for when the property is returned to a family home and sold in the future.

When the renovation began, we learned that the drainage system was faulty, causing the land under the house to have eroded. This wasn’t possible to detect in the survey. Through quick management, the team re-built the drainage system and continued with the project on time and on budget.
